When do you need a license transfer?

In British Columbia, your real estate license is held through your brokerage. When you change brokerages, you do not start from scratch — you submit a license transfer through the BC Financial Services Authority (BCFSA) and update your board membership if applicable.

A transfer is required whenever you move from one licensed brokerage to another, whether you are in Victoria, the Cowichan Valley, Parksville, or anywhere else on the island.

Step 1: Choose your next brokerage first

Step 2: Speak with your new brokerage before giving notice

Once you have decided to make a move, connect with your new brokerage before finalizing your transfer. A good onboarding team will help you think through:

Step 3: Submit your BCFSA license transfer

Log into the IRIS Portal on the BCFSA website and select New Submission, followed by Application for License Transfer.

BCFSA currently charges a $250 license transfer fee. If you transfer to Pemberton Holmes, we credit this fee back to you.

You will need your licensing information and details about your new brokerage. Processing times vary, but planning ahead helps you align your transfer with your notice period and active business.

Step 4: Update your VREB membership (if applicable)

If you are a member of the Victoria Real Estate Board (VREB), your brokerage change must also be updated with the board. Our onboarding team provides the current form and instructions and walks you through this step.

Step 5: Address active listings and pending transactions
