1887: A Real Estate Pioneer in British Columbia
Joseph Despard Pemberton, a civil engineer and former Surveyor General of Vancouver Island, founded the company in 1887. He helped shape Victoria’s early development by planning roads, land ownership, and early settlements, transforming it from a fur-trading post into the capital of British Columbia.
The business originally focused on land surveying, estate management, and property sales for absentee landowners. These services laid the groundwork for what would become one of the most trusted real estate firms in BC.
1900s – 1950s: Generational Leadership and Growth
Frederick B. Pemberton carried the legacy forward after Joseph’s passing. He guided the company through periods of growth and uncertainty, including the Great Depression and two World Wars.
In the 1920s, the Holmes family joined the business. The partnership brought fresh energy and direction. It also led to the formation of the name we know today: Pemberton Holmes. This new chapter marked a shift toward modern residential and commercial real estate services.
1960s – 1980s: Expanding Across Vancouver Island
As the Vancouver Island real estate market grew, particularly in cities like Victoria, Duncan, and Nanaimo, Pemberton Holmes expanded with it. The company opened new branch offices and launched a property management division to meet demand.
During this time, Pemberton Holmes became a regional leader. It was known not just for real estate expertise, but also for ethical practices and personalised service. Investments in REALTOR® training, community partnerships, and an independent (non-franchise) model ensured the company remained stable and adaptable.
1990s – 2000s: Innovation and Technology
As real estate technology advanced, Pemberton Holmes kept pace. The company adopted web platforms, agent databases, and MLS systems—making it one of the first independent brokerages on the Island to modernise its operations.
